To protect or not protect surfaces during construction

I'm often out and about visiting multiple sites a day, and a consistent theme I have noticed is whether to invest in good quality surface protection or not. This got me thinking about the age-old question…

Defects are a constant cause of frustration for builders – but there is an answer that we think it's worth the investment.

To protect (properly) or not to protect?

We get it: the initial outlay for more premium products can seem a little high at the outset, but protecting with inferior products can end up being far more costly in the long run.

By choosing good quality products that are built to last, you'll save yourself time, money and – ultimately – a lot of headaches!

One way to look at it is this is that protecting premium surfaces like marble, stone, or polished concrete – which can cost upwards of $100sqm with $2sqm corflute or $6 per board MDF – is kind of like expecting a boy scout to protect a stockpile of toilet paper after announcing a lockdown... You might avoid defects a few times, but damage is just around the corner, and the impact can be not just financial, since it can also include:

  • Remediation or replacement of the surface
  • Continual requirement on labour to replace the construction protection product
  • Delayed completion or scheduling
  • Frustrated clients
  • Distracted team members dealing with the avoidable issue
  • Frustrated site supervisors
  • Potential litigation
  • Loss of reputation

What the research says is that defects can amount to approximately 4% of the total build cost, and can represent around 7% of the labour time which is diverted from building*

As a result of this, the price of construction lumber has hit record highs. The cost of an annual subscription to the Random Lengths construction lumber Composite Price hit $1,008 in mid-May, up from $458 at the start of 2020. The price of construction lumber has begun to stabilise in recent weeks as mills have ramped up production and the market has adjusted to the new reality of higher prices. But even with the recent stabilisation, the cost of construction lumber is still more than double what it was just a few months ago.
